Everybody dreams of living in a gorgeous Georgian flat in Clifton or a street art-clad house in Bedminster, but realistically, not everyone can afford their dream home. A new Compare My Move report has looked at Bristol’s most popular places to move to in 2025, and has found a clear link between affordability and demand.
In what shouldn’t be that surprising to anyone, the report shows that areas with lower average house prices had the biggest increases in movers over the past year, while more expensive parts of the city experienced a decline in demand. The data may even hint at Bristol’s next trendy area, with new people bringing new energy.
Where is everyone moving to in Bristol?
What continues to prove to be Bristol’s most in-demand area, Fishponds once again comes out on top as the most popular destination for people moving to Bristol. This is despite Fishponds seeing an -11.5% decline in movers compared with 2024, with 8.23% of all movers choosing the area.
The ever-popular Bedminster (which has an average house price of £403,112 compared to Fishponds’ £358,023) was last year’s second most popular area. Yet, despite 7.28% of people choosing the area, there was still a -6.63% drop off. In fact, half of the top 10 saw a drop-off, so where’s everyone moving to?
The third most popular neighbourhood, and the cheapest (£316,597 average house price, £1,270 average monthly rent), is Kingswood, which may prove to be the next hot destination in Bristol. While welcoming 5.60% of Bristol movers doesn’t seem huge, that’s an increase of 28.71% on previous years.
Other Bristol areas that have grown in popularity are Easton in fifth (rising 4.20%), Brislington in sixth (up by 7.21%), if it counts as Bristol, Yate in ninth (growing 10.10%), and in tenth, Filton (just up 1.02%). But it’s important to note that the data was collected from only 2,300 Bristol movers over the past year, a fraction of the real number.
